Life sciences companies Cell Signaling Technology and HGA announce plans for research and innovation campus in Manchester-by-the-Sea

Developing an innovative master plan and building design for a new research and innovation campus in Manchester-by-the-Sea, Massachusetts.

The plan sets a new industry benchmark in the development of life sciences research facilities by transforming environmentally degraded sites into climate-friendly laboratory campuses and reducing and eliminating fossil fuels to achieve net-zero emissions. This is what you set. The final campus, located on the site of a former gravel quarry, will revitalize the site’s natural ecosystem and engage employees and the surrounding community with innovative green spaces and buildings.

“This is an architect’s dream: to blend our design thinking and holistic approach with CST’s project aspirations while transforming an abandoned quarry into a new campus for life science research.” said HGA principal Sameer Srouji. “This is a unique site that will require extraordinary landscape and architectural responses to restore, while reflecting CST’s culture, care for our community and planet, and our significant commitment to the highest levels of research and development.”

CST’s sustainable “Campus of the Future” is located off Atwater Avenue, adjacent to the Brady Industrial Park.

The master plan and building design are as follows:

  • Fostering a sense of community and belonging for CST employees
  • Build a sustainable campus that reflects CST’s culture of environmental stewardship and social responsibility and is built for the company’s long-term future, including LEED, LEED Zero Carbon, and WELL certification goals.
  • The quarry cliffs will be used as the central organizational element of the campus, beautifying the scarred site and connecting employees and visitors with the natural environment.
  • Create a Quarry Garden and Upper Quad to provide an outdoor hub and resource for employees and visitors while connecting to a network of trails around the property.
  • Building electrification and on-site renewable energy will support CST’s net-zero emissions goals. In addition, the building’s heating, cooling, and hot water are supplied by geothermal energy.
  • We foster a rich natural ecosystem through native plantings, resilient rainwater management in response to climate change, and a strengthened forest environment.
  • Employing healthier materials for occupant health and reducing fixed carbon through choices such as mass wood for the lobby pavilion.

CST’s commitment to climate, health, and equity drove a design approach that integrated sustainability goals from the beginning.

“Achieving significant carbon reductions on a laboratory project of this scale requires collaboration and commitment from the owner and all design disciplines,” said Ariane Laxo, Director of Sustainability at HGA. “This project will set a precedent in the science and technology market.”

CST scientific research influences design

Inspired by CST’s research in cell biology, HGA’s campus design concept references cell and membrane imaging throughout the organization of buildings and connector networks. The team prioritizes locally sourced, lower carbon content and healthier materials. Proposed materials include a natural granite base with brick cladding, state-of-the-art curtain wall technology including vacuum insulated glass (VIG), and solid wood construction for the multipurpose lobby pavilion.

Phase 1 of development will focus on research and innovation. To accomplish this, HGA designed a flexible open lab environment with robust mechanical, electrical, and plumbing systems that allow the facility to adapt to new technology and equipment over time.

“The main challenge is designing for unknown processes,” said Mark Allen, head of life sciences at HGA. “Our approach is to design the lab with a modular system with future system capacity that anticipates retrofits.”

Quarry Gardens and Upper Quad

The dynamic composition of rocks and plants found in an abandoned quarry was the inspiration for the masterplan, which celebrates the rugged nature of the materials and will be left on site as a distinctive part of the new campus. The granite is reused and upcycled. A solid wood lobby pavilion will serve as the focal point of the development and also serve as the campus’s “living room.” The main circulation route directs activity along the cloistered Upper Quad, the heart of the campus, and down the cliffs to connect to the Quarry Gardens at the base of the cliffs. The line of sight extends throughout the building, allowing for natural light and an unobstructed view of both the surrounding landscape and his CST scientists at their lab benches.

To support daily living and employee wellness, the Quarry Garden and Upper Quad, designed by Studio 2112, provide outdoor meeting and lunch locations, walking areas, contemplation spaces, and public access to adjacent hiking trails. It acts as a connection with the surrounding landscape, including: trail. CST also owns the Manchester Athletic Club and plans to maintain it as an amenity for both the community and employees.
